Lift & Escalator Modernisation

Lift & Escalator Modernisation

Upgrade ageing elevator systems with intelligent technologies that improve safety, energy efficiency, reliability, and long-term performance.

Engineered for the life ahead of your building

Not every ageing lift needs replacing. MXC Elevator modernises passenger lifts, goods lifts, escalators and moving walkways of any make or model — restoring reliability, meeting current safety standards, and cutting energy use, without the cost and disruption of a full rebuild.

Ageing lifts don’t fail all at once — they fail slowly, then all at once

A lift rarely stops working overnight. It gets slower. Door faults become more frequent. Levelling begins to drift. Spare parts become harder to source, while callbacks and repair costs continue to rise.

Modernisation interrupts that curve.

By replacing the parts of the system that have aged out — while retaining the structure that has not — you can restore performance, reliability and safety without rebuilding the entire installation.

Slower Performance

Longer journeys and inconsistent levelling.

Recurring Door Faults

Callbacks becoming more frequent.

Obsolete Components

Replacement parts become harder or more expensive to source.

Rising Maintenance Costs

Repair spending gradually overtakes preventive maintenance.

What Modernisation Delivers

A well-specified modernisation produces measurable operational gains, not just a fresh interior:

Improved Reliability

Fewer breakdowns, shorter callbacks, and a maintenance profile you can budget for.

Higher Safety Standards

Current-generation door protection, levelling accuracy, emergency communications and control logic — bringing older equipment in line with today’s expectations.

Lower Energy Consumption

Modern drives and controls draw significantly less power than the systems they replace, and regenerative drives return braking energy to the building supply.

A Better Ride

Faster response, smoother acceleration, quieter travel, accurate floor levelling and clearer signalisation — the things building users actually notice.

Regulatory Compliance

Modernisation supports the inspection and certification requirements that apply to lifts and escalators in Malaysia, including the Certificate of Fitness regime administered by DOSH.

A Better Looking Building

A renewed cabin interior changes how the whole building is perceived — for many tenants and visitors, the lift is the only part of the base building they experience up close.

Protected Asset Value

Reliable, contemporary lifts support rental value, tenant retention and building grading — and remove a recurring line item from your risk register.

Extended Equipment Life

Modernisation typically extends usable equipment life by another design cycle, deferring major capital expenditure.

Which Option Is Right for Your Equipment?

Three Ways Forward.

Our engineers assess your existing equipment and recommend the most suitable approach — whether a targeted upgrade, full modernisation or complete replacement.

01 — Component Upgrade

Replace specific ageing components while retaining systems that remain fundamentally sound.

Best for: Targeted reliability, performance or safety improvements.

02 — Full Systems Modernisation

Upgrade drives, controls, doors, fixtures and safety systems while retaining the existing structural installation.

Best for: Older equipment with rising faults, operating costs and obsolete technology.

03 — Full Replacement

For installations beyond economical modernisation or where the building’s requirements have fundamentally changed.

Best for: End-of-life or fundamentally unsuitable systems.

Lift Modernisation

Upgrade What Matters. Keep What Still Works.

We modernise lifts of all types, regardless of make or model, with solutions tailored to your building, equipment condition and usage requirements.

Typical Modernisation Scope

Upgrade ageing controllers with current-generation systems for better performance and diagnostics.

Improve ride quality, efficiency and reliability with modern traction technology.

Renew ageing door systems and introduce modern door protection.

Improve stopping accuracy for safer, more accessible floor transitions.

Upgrade car and landing panels, position indicators and signalisation.

Introduce modern communication, emergency lighting and rescue systems.

Upgrade protection against unintended car movement and ascending car overspeed.

Renew ropes, guide shoes, rollers, buffers, governors and other components where required.

Cabin Modernisation

The Part of Your Building Everyone Experiences Up Close.

A renewed cabin interior changes how the entire building is perceived. From worn finishes and dated lighting to ageing fixtures, cabin modernisation provides an immediate visual transformation without necessarily replacing the lift itself.

Choose from a range of finishes and designs to create a cabin that complements your building’s identity.

Standalone Cabin Refresh
Where the machinery is still performing well, renew the wall panels, flooring, ceiling, lighting and fixtures independently.

Part of a Full Modernisation
Combine cabin finishes with new controls, fixtures and operating systems for one coordinated transformation.

The technology inside an MXC modernisation

A modernisation is only as good as the equipment that goes into it. Three technologies do most of the work.

Gearless permanent-magnet traction

Quieter. Smoother. More Efficient.

Gearless machines remove the worm gearbox — and with it the oil, the gear wear, the noise and a substantial share of the transmission losses. The result is quieter travel, smoother acceleration, fewer wearing parts to maintain, and a machine compact enough to fit machine-room-less arrangements where headroom allows.

High Energy Efficiency

PE = 95%
High permanent-magnet efficiency lowers running cost.

Hassle-Free Maintenance

Gearless design — fewer wearing parts, longer service life.

Reduced Noise

Quieter ride for residential & commercial use.

UCMP & ACOP

Unintended-movement & ascending-overspeed protection.

Regenerative Drive Technology

Recover Energy Instead of Wasting It.

A conventional lift burns braking energy as heat in a resistor bank. A regenerative drive recovers it instead. When the car travels in its overhauling direction — a full car down, or an empty car up — the motor acts as a generator, and the drive returns that energy to the building’s electrical supply, where other loads consume it immediately.

Savings depend on travel height, traffic pattern and duty cycle — high-rise, high-traffic buildings recover the most. MXC will model the expected return for your installation as part of the assessment.

Motoring
the drive supplies power to lift the car against its load.
Regeneration
in the overhauling direction, the motor generates rather than consumes.
Conditioning
the drive conditions the recovered energy to match the building supply.
Reuse
the energy is returned to the building and used by other loads.

Regenerative Drive

Energy recycling → battery storage

On descent under load — or ascent when lightly loaded — the traction motor runs in reverse as a generator. That excess kinetic energy, normally wasted as heat, is captured and channelled into an onboard battery storage system, then reused to power the next trip or feed back into building loads — cutting net energy consumption by up to 30%.

Intelligent IoT monitoring

Know Before It Becomes Downtime.

Continuous monitoring provides real-time equipment status, usage analytics, predictive maintenance alerts and immediate fault notifications — giving building teams greater visibility over lift performance.

Smart Capabilities

  • Real-time status, trip counts, door-cycle counts and run-time analytics.

  • Predictive maintenance alerts — components flagged on trend data before they fail.

  • Immediate fault and entrapment notification to MXC’s service desk and to your building team.

  • A management dashboard giving facilities managers availability and performance data across a whole portfolio.
