Yes. Lifts and escalators in Malaysia are regulated equipment and are subject to inspection and certification requirements.
Modernisation can help ageing equipment meet current safety and technical requirements by upgrading critical systems and introducing safety functions that older installations may predate, including UCMP and ACOP.
MXC can also provide the relevant documentation, test records and drawings required to support inspection and certification.
Modernisation supports it. Upgraded safety systems and current-standard components strengthen your position at inspection, and MXC prepares the test records and documentation needed for DOSH inspection and CF renewal as part of the project.
The lift being worked on will be, for a defined period agreed in advance. In buildings with more than one lift we sequence the work so at least one car remains available throughout. For single-lift buildings we plan the programme around your occupancy and, where possible, work extended or out-of-hours shifts to shorten the outage.
Yes. We modernise and maintain lifts, escalators and moving walkways of any make or model, including equipment whose original supplier no longer supports it.
Yes. Finishes, lighting, signage and graphics can all be specified to a building’s identity or an interior designer’s scheme. We provide material samples and a visual of the proposed cabin for approval before anything is ordered, so there are no surprises on handover day.
They can, which is why the specification has to be engineered rather than simply chosen. Every finish added to the car has weight, and that weight is deducted from the rated load — stone flooring and glass panelling are considerably heavier than laminate. MXC weight-calculates the proposed specification against the car’s rated capacity and adjusts the counterweight where required, so the lift remains compliant and correctly balanced.
A cabin refresh is measured in days rather than weeks, and is normally scheduled overnight or across a weekend so the lift is back in service during business hours. Timing is confirmed at proposal stage.
Yes, and it is one of the most common requests we receive. Where the drive and control system are still performing well, the cabin can be renewed on its own — wall panels, flooring, ceiling and lighting, handrails, mirrors and operating panels. It is the fastest visible improvement available to a building owner and is frequently done ahead of re-tenanting, refinancing or sale.
We will tell you honestly if the machinery behind the new panels is close to end of life, because renewing the interior twice costs more than doing it once alongside the modernisation.
Rather than a fixed interval, watch the indicators: rising callback frequency, difficulty sourcing spare parts, growing energy costs, passenger complaints about waiting or ride quality, and questions raised at inspection. When two or three of those are present together, modernisation is usually already the cheaper option.
With proper maintenance, the structural elements of a lift — shaft, rails, car frame — last decades. The operating systems age faster: control systems and drives typically reach the end of supported life at around 15 to 20 years, and door operators and fixtures sooner, particularly in high-traffic buildings. Modernisation renews the short-lived elements and preserves the long-lived ones.
Cost is driven by scope, travel height, number of floors served and the condition of the existing equipment, so there is no meaningful list price. What we can say is that modernisation is consistently a fraction of the cost of full replacement, and it is assessed against the maintenance and downtime costs your current lift is already generating. A site assessment produces a fixed written price.
It depends entirely on scope. A component upgrade may take a few days. A full systems modernisation of a single lift typically runs to several weeks per car. In multi-lift groups we work car by car so the building is never left without service. Your programme is confirmed at proposal stage.
Cost, time and disruption. A full replacement means stripping the shaft and rebuilding it, with the lift out of service for an extended period. A modernisation retains what is still serviceable, so it costs less, takes less time, and returns the lift to use sooner. Replacement is the right answer when the installation is beyond economic repair or the building’s requirements have fundamentally changed — and we will say so when that is the case.
Refurbishment generally refers to restoring condition and appearance: renewing worn parts, refreshing the car interior, replacing fixtures. Modernisation goes further, replacing the technology that governs how the lift operates — drive, control system and safety systems. Most projects combine both, and in practice the terms are often used interchangeably.
Modernisation is the replacement of a lift’s ageing operating systems — typically the drive, controller, door operator and fixtures — while retaining sound structural elements such as the shaft, guide rails and car frame. The outcome is the performance, safety and efficiency of a new lift, achieved without rebuilding the installation from scratch.
